Denise A. Leadbetter is an experienced real estate attorney whose practice focuses on property rights, land use disputes, and residential and commercial landlord-tenant matters. She advises clients on real estate transactions, co-ownership and neighbor disputes, condominium association and CC&R interpretation and enforcement, commercial and residential leasing, and mediation services.
Prior to rejoining Zacks & Freedman in 2026, Ms. Leadbetter was the principal of the Law Offices of Denise A. Leadbetter. Earlier in her career, she was a partner with Zacks, Utrecht, and Leadbetter in San Francisco.
Before entering private practice, Ms. Leadbetter served as in-house counsel and asset manager for a property management company overseeing more than one million square feet of investment property throughout the San Francisco Bay Area. This experience informs her practical, business-minded approach to advising property owners and housing providers.
Ms. Leadbetter is a graduate of Santa Clara University School of Law and is admitted to practice before all California state courts, the U.S. District Courts, and the U.S. Supreme Court. She is also a licensed California real estate broker (License No. 00994907) and is a member of the Small Property Owners of San Francisco, the San Francisco Apartment Association, the San Francisco Association of Realtors, and the Bar Association of San Francisco.
